Building intelligence for the living sector

The intelligence layer for your buildings.

Property managers drown in building data that never becomes a decision. We install what is missing, plug into what already exists, and every month an AI writes the report that tells each building’s operator what happened and what to do.

One building, £350 a month, live in weeks.

The data exists. The decision doesn’t.

Building data sits scattered across BMS, CCTV analytics, spreadsheets and contractors, and never becomes a decision. Point tools each show one slice. Nobody hands the operator the one document they actually read.

How it works

An intelligence layer, not another point tool.

Ingest whatever data exists

Own sensors where nothing is installed, Fyma and CCTV where it is, energy and BMS exports everywhere else. We work with the tools already in the building, not against them.

Unify it into one layer

Occupancy, environment, energy, compliance-readiness and maintenance, joined into a single view per building instead of six disconnected dashboards.

Output the decision

Every month an AI writes the report that tells the operator what happened and what to do. Plus a live dashboard and talk-to-your-building chat.

Fyma tells you what happened in front of a camera. We tell you what to do about the whole building. Point tools stay a source; the decision layer sits on top.

The monthly report is the product

A board-ready PDF, every month, written from live data.

Usage, comfort and savings, written automatically from the live data. The dashboard and the chat are the bonus. The report is the thing an operator and an investor can both act on.

Decisions, not dashboards.

Inside each report

  • Usage and occupancy across every amenity space
  • Comfort and environment, room by room
  • Energy and where the savings are
  • Compliance-readiness, tracked toward the next deadline
  • Maintenance signals before they become call-outs

What point tools can’t give you.

One view, every source

Behaviour, energy, environment and compliance-readiness, unified per building.

Investor-grade NOI evidence

Numbers an asset owner trusts, tied to what actually happened in the building.

Compliance, handled

Readiness tracked toward ESOS and MEES so the data is clean before the deadline.

Decisions, not dashboards

The one document that turns scattered data into the next thing to do.

Pricing

Per building, below the line that needs a committee.

Sub-£500 a month, under one FM call-out. Hardware is passed through at cost, so the price an ops director sees is the price. No margin hidden in the sensors.

Why now

ESOS Phase 4 qualifies on 31 December 2026.

Monitoring live in 2026 means clean, defensible data in 2027, when you need it. Buildings that start measuring now walk into the deadline with a year of evidence already written up. The ones that wait start from a blank page.

About

Built by someone who speaks both languages.

Pearten is built by a computer scientist who works with commercial building data by day and builds the AI layer the rest of the time. That is the whole point: most proptech is written by people fluent in one side or the other, never both.

The approach is deliberately a calm one. Honest numbers, cost-transparent quoting, and working with what is already installed rather than ripping it out. Small and fast over big and slow. No proptech buzzword salad.

Buildings that understand themselves, run by operators who can finally see.

Shall we scope what this looks like across the portfolio?

Start with one building. Sensors in weeks, the first report the month after. If it earns its place, we scale it across the rest.
